FREQUENTLY ASKED QUESTIONS

1. How long will it take to rent out my property?
New properties are always welcome. The speed with which it is let depends on a number of factors such as location, general condition and size. An enquiry form is attached please complete it or ring direct with your details and we will give you a clearer idea.

2. How much rent will I receive?
Properties and locations vary. We aim to set a fair market rent at the initial inspection.

3. How do I know my home will be looked after?
There is no guarantee, but we aim to select tenants with care and quarterly inspections monitor adherence to the rental agreement

4. Will insurance cover unpaid bills?
Yes if specific insurance is available

5. What will happen to my post?
Most people use mail redirection service

6. Will I have to pay tax on the income?
Yes, but a number of items are deductible e.g. agents' fees, insurance, repairs, maintenance and mortgage interest in some cases.

7. Can we end the tenancy if we want to reoccupy the property?
Yes, two months written notice must be given prior to completion of the fixed term

8. What if we want to increase the rent?
The formal procedure offers one months notice known as "Landlords Notice Proposing New Rent" details available on request.

9. Will the rent be paid by housing benefit?
This is the Landlord's decision. Some clients decline DSS tenants.

10. What if work needs doing to the property?
LETCO will initially assess but the landlord has the choice of organizing to have the building, plumbing or electrical work done or LETCO can arrange for the work to be done on the Landlord's behalf.

11. What if the Tenants introduced by LETCO decide to buy the property?
LETCO reserves the right to 1% of agreed sale price.

12. Will my mortgage and insurance need amending?
Both will need to be informed and minor adjustments made.

13. Do does the Landlord have to comply with safety regulations?
Yes, LETCO can advise you on fire, furniture, gas, and electrical regulations.

14. Will the tenant be referenced?
Yes, we expect each adult to complete in full an application form, the details are cross referenced. In addition we take up 4 references on each adult, these include employee, ex landlord, personal and bank. When applicants are self employed an accountant or solicitor's reference is required. Where the potential tenants are ex home owners we require mortgage statements with proof of address. We do credit checks on all new tenants before proceeding.
