FREQUENTLY ASKED QUESTIONS

1. How long will it take to find me somewhere to live?
New properties are constantly becoming available it depends on where and what you are looking for. An inquiry form is attached please complete it or ring direct with your details

2. Will I pay a deposit?
LETCO expects at the onset to have one calendar months rent in advance and one months rent as deposit.

3. Do I get the deposit back?
The deposit is held in a client account and is paid back in full provided the property is left in a clean, complete and fair state. Prior to the deposit being repaid evidence must be shown that all utility bills are cleared.

4. Will I have security once we are settled in?
The Short Term Tenancy Agreement is for 6 months, often it is renewable. The Landlord must give a minimum of 2 months notice if he/she wants to reoccupy the property

5. Can the rent be increased?
It can by a formal notice one month before, however LETCO tries to set a fair rent at the onset of the term of lease.

6. Will my rent cover repairs to the property?
Occasional damage and a fair wear and tear are inevitable and are taken into account with the rent. Excessive abuse to the building or content will be charged for.


7. What happens if there is a leak or electrical problem?
LETCO will give you our emergency number, we will assess the situation and contact the Landlord. Every situation is different but we aim to solve problems as quickly as possible, initially we contact the Landlord but the work is often carried out by LETCO contractors.

8. Will the property be inspected?
Yes, we inspect quarterly by appointment to ensure that the property is not being used outside the rental agreement and that maintenance requirements can be noted.

9. Will I be insured?
Most Landlords have building insurance, but it is usually up to the tenant to have their own contents insurance

10. What safety requirements does the property have to have?
All gas and electrical appliances must be checked for safety annually by a recognized agent. The Landlord must also comply with other requirements including of fire retardant soft furnishings and building regulations such as clear flues etc.
